What is Karnataka Bhulekh?

Karnataka Bhulekh is the common search term for the state's online land records service, which is officially called Bhoomi. It gives access to official land records, including the RTC (Pahani / Record of Rights, Tenancy and Crops), for the districts of Karnataka. You can check ownership details, plot area and revenue maps online. Viewing an RTC on screen is free.

Official Website: landrecords.karnataka.gov.in

How to Check Land Records

  1. Open landrecords.karnataka.gov.in – Go to landrecords.karnataka.gov.in
  2. Click "View RTC / Pahani" – Select the View RTC and MR option.
  3. Select District, Taluk and Hobli – Choose your location.
  4. Select Village and enter Survey number – Enter the Surnoc and Hissa, choose the period and year, then click Fetch Details to view your RTC (Pahani) record.

No login is needed to view an RTC. Always type the address into your browser or use the link above, and check that it ends in karnataka.gov.in. Look-alike websites exist.

Karnataka Bhulekh Online Login and Registration

You can search and view an RTC without logging in. Registration is only needed for paid services, such as the i-RTC wallet, which lets you pay online and download a digitally signed copy. If you only want to read your record, skip the login and use the steps above.

Search Village Land Records Online

The portal supports two common ways to find a record:

  • By survey number – The most accurate method. Use the survey number, Surnoc and Hissa from your sale deed or an earlier RTC.
  • By owner name – Useful when you do not have the survey number. Choose the owner-wise search and enter the name. Common names may return several records, so check the survey number in the results.

The same record can be viewed for the current year or for earlier years. Older entries help when you need to trace how ownership changed over time.

What an RTC (Pahani) Shows

An RTC is a village-level record for each survey number. It usually shows the owner's name, the cultivator, the land area, the type of land, the crops grown and any recorded loans or other entries. Banks, buyers and revenue offices often ask for it before a loan, sale or mutation.

The area on an RTC is recorded in acres and guntas in many villages, and sometimes in hectares. The conversion table below helps you move between these units.

View the Village Map (Revenue Map)

  1. On the portal, open Revenue Maps from the survey services section.
  2. Select the District, Taluk and Hobli, then choose the map type.
  3. Search for your village or pick it from the list.
  4. Open the PDF to view, print or download the map.

A village map shows survey numbers and boundaries in general. For a boundary dispute, use it as a reference and speak to the local revenue office.

Karnataka Bhulekh App

This guide does not point to an official mobile app. The portal can be opened in the browser on a phone. If you decide to install an app, check that it is published by the Government of Karnataka or the Revenue Department before you enter any personal details.

Land Units in Karnataka

1 Hectare10,000 Sq.Mt1 Ha
1 Hectare = 98.84 Guntha = 2.471 Acres = 10,000 Sq.Mt (Karnataka)

Two more facts help with everyday conversions: 1 Guntha = 1,089 Sq.Ft, and 1 Acre = 40 Guntha.

Hectare to Guntha Conversion Table

0.1 Ha9.880.247
0.5 Ha49.421.236

2 Ha197.684.942
5 Ha494.212.355
10 Ha988.424.71

Worked Examples

Hectare to Guntha: An RTC shows 2.5 Ha. Multiply by 98.84: 2.5 × 98.84 = 247.1 Guntha. Since 40 Guntha make 1 Acre, this is about 6.18 Acres, or 6 Acres and 7 Guntha.

Guntha to Hectare: A plot is 5 Guntha. Divide by 98.84: 5 ÷ 98.84 = 0.0506 Ha. In square metres, 5 × 101.17 = 505.85 Sq.Mt.

The factors above are rounded, so a result may differ slightly from the figure on an official document. For legal use, rely on the area printed on the RTC.
