Gaj is simply the square yard
There is no special arithmetic behind gaj. It is the Hindi word for a square yard — nine square feet, or about 0.836 square metres. Anywhere a document says gaj, you can read square yard and lose nothing.
That makes the hectare figure straightforward, if not memorable: one hectare covers roughly 11,959.9 gaj. The ugliness of the number is the price of moving between a metric unit and an imperial one.
Why two units for one plot
Property listings, brokers and buyers across UP, Haryana, Delhi and Rajasthan quote plots in gaj. Jamabandi and khatauni records store the same plots in hectares, because that is what the revenue system standardised on.
So a plot advertised at 300 gaj appears in the record as about 0.025 hectare. Both are accurate descriptions of the same ground, and being able to move between them is what stops the discrepancy looking like an error.
A shortcut for estimates
Twelve thousand gaj to the hectare is close enough for quick mental work. For a tenth of a hectare that suggests around 1,200 gaj against a true figure of 1,196 — fine for judging whether a listing is plausible, though not for paperwork.
