Telangana Bhu Bharati – Land Records Guide
Check Pahani (Record of Rights) and land records online. Complete guide to bhubharati.telangana.gov.in.
What is Telangana Bhulekh?
Telangana Bhulekh is the common search term for the state's online land records service. In Telangana, this service is the Bhu Bharati portal. It gives access to official land records, including Pahani (Record of Rights), for the districts of Telangana. You can check ownership details, land extent and survey numbers online. Viewing land details is free.
Note on Dharani: Telangana's earlier land portal was called Dharani. Several guides report that Bhu Bharati replaced it in April 2025, with earlier records carried over. Use the Bhu Bharati address above for current services.
How to Check Land Records
- Open bhubharati.telangana.gov.in – Go to bhubharati.telangana.gov.in
- Click "Pahani (RoR)" – Open Information Services and select the land details option.
- Select District, Mandal and Village – Choose your location.
- Enter Survey number – Fill in the captcha to view your Pahani (land record).
Type the address into your browser or use the link above, and check that it ends in telangana.gov.in. Many private sites use similar names.
Telangana Bhulekh Login and Registration
Basic land details can be checked without an account. You need to register and log in for services such as mutation, corrections and appeals, and for some document services. Registration uses a mobile number and an OTP. If you only want to read a record, skip the login and use the steps above.
Telangana Land Records With Survey Numbers
A survey number is the most reliable way to find a record. You can usually also search with another identifier, such as the pattadar passbook number, the khata number or the Bhudhaar number, whichever you have.
- Check the exact number. If land has been divided, the subdivision matters as much as the main survey number.
- Compare with your documents. Match the village, extent and name on the record with your sale deed and earlier copies.
- Note the Bhudhaar number. Sources describe it as a unique identifier for each parcel, which helps in later searches.
Search Telangana Land Details by Name
Some guides say the land details search supports a pattadar name lookup inside a chosen district, mandal and village. Other guides say a survey number, passbook number or Bhudhaar number is needed to pull a record. If the name search works for you, use it carefully:
- Common names return many rows, so narrow the search by village and then by survey number.
- Spelling varies. Try common spelling variants of the same name.
- Always confirm the result with a second identifier, such as the survey number or the extent.
What a Pahani Shows
The Pahani is a village-level record for each survey number. It lists the pattadar (owner), the land extent, the survey number and crop details. Banks, buyers and revenue offices often ask for it before a loan, sale or mutation. The ROR 1-B is the ownership section of the record, shown alongside the Pahani.
Viewing a record on screen is free. A digitally signed copy, which banks and offices usually accept, may carry a fee.
View the Land Map
- On Bhu Bharati, open the map or survey-number view.
- Select the District, Mandal and Village.
- Search by survey number or Bhudhaar, then open the map.
A land map shows boundaries, the survey number, the area and the shape of a parcel. It does not show the owner. For ownership, check the Pahani. If you see a boundary dispute, use the map as a reference and speak to the local revenue office.
Telangana Bhulekh App
This guide does not point to an official mobile app. The portal can be opened in the browser on a phone. If you decide to install an app, check that it is published by the Government of Telangana or the Revenue Department before you enter any personal details.

| Unit | = Sq.Mt | 1 Hectare = |
|---|---|---|

| 1 Guntha | 101.17 Sq.Mt | 98.84 Guntha |
| 1 Acre | 4,047 Sq.Mt | 2.471 Acre |

Hectare to Cent Conversion Table
| Hectare | Cent | Guntha | Acre |
|---|---|---|---|
| 0.1 Ha | 24.71 | 9.88 | 0.247 |
| 0.5 Ha | 123.55 | 49.42 | 1.236 |
| 1 Ha | 247.1 | 98.84 | 2.471 |
| 2 Ha | 494.2 | 197.68 | 4.942 |
| 5 Ha | 1,235.5 | 494.2 | 12.355 |
| 10 Ha | 2,471 | 988.4 | 24.71 |
Worked Examples
Hectare to Cent: A record shows 1.2 Ha. Multiply by 247.1: 1.2 × 247.1 = 296.52 Cent. That is about 2.97 Acres.
Cent to Hectare: A plot is 30 Cent. Multiply by 40.47 to get square metres: 30 × 40.47 = 1,214.1 Sq.Mt. Divide by 10,000 to get hectares: 0.1214 Ha. Since 100 Cents make 1 Acre, 30 Cents is 0.3 Acre, or 12 Guntha.
The factors above are rounded, so a result may differ slightly from the figure on an official document. For legal use, rely on the extent printed on the record.
